Home Improvement Loans are available to residents of Bannock, Bingham and Power Counties, with special emphasis on low-to-moderate income applicants who earn less that 80% of area median income (as shown on the scale below). Interest rates are contingent upon income level.

We not only provide the financing, we can secure bids from contractors who are licensed, bonded and insured and carry all applicable environmental certifications. Additionally, we help you identify hidden health and safety issues in your home.
USDA 502 Direct Loans
Also known as the Section 502 Direct Loan Program, this program assists low and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas. A USDA home loan is a zero down payment mortgage for eligible rural and suburban homebuyers. With subsidies, interest rates can be lower. Section 502 direct loans can be used to build, repair, renovate, or relocate homes, or to purchase and prepare sites, including providing water and sewage facilities.

USDA 504 Rehabilitation Loan/Grant Program
The objective of the Section 504 loan/grant program is to help very low-income owner occupants of modest single family homes in rural areas repair their homes. Loan funds are available for repairs to improve or modernize a home, make it safer or more sanitary, or remove health and safety hazards. For homeowners 62 and over who cannot repay a loan, grant funds are available to remove health or safety hazards, or remodel dwellings to make them accessible to a household member with a disability.

- Must be in Bannock, Bear Lake, Bingham, Bonneville, Caribou, Franklin, Oneida, or Power Counties
- Income limited to 115% of median income (based on household size)*
- Liquid Assets less than $5,000
- Borrower does not have to be first time homebuyer
- HomeBuyer Education class offered by NeighborWorks® Pocatello must be completed
- Borrower to contribute $500 of their own money (earnest money can satisfy this requirement)
- Loan must be conventional and not an FHA loan
Down Payment Assistance
- Must be in Bannock, Bear Lake, Bingham, Bonneville, Caribou, Franklin, Oneida, or Power Counties
- Income limited to 115% of median income (based on household size)*
- Liquid Assets less than $5,000

Gap Financing for Qualified Buyers
- Conventional Loans: NeighborWorks® Pocatello can provide up to 5% down and all closing costs. Buyers must provide $500 toward purchase.
- FHA LOANS: Assistance available here as well, but borrower must have 3.5% of their own funds.
